This was another staging project for Katherine and Pfashema over at RLAH. I have been so excited to share this one with you all. This was by far my most ambitious project to date. 6,000 sf, 7 bedrooms, and multiple living spaces. I staged the main two floors, the living, family, kitchen, and dining room, and the second level, which had 3 bedrooms, including the primary. As you can see, the scale was massive and not anything I have done before. Luckily, the fantastic agents agreed to stage the upper level and basement with some help from me in styling and furniture layouts. What we created together is gorgeous. Taking on a project of this size was scary, especially with agents I have never worked with before, but what we created worked so harmoniously together I cannot wait to do more projects with them. In fact, stay tuned as we already had another project I staged of theirs.
This project features many new inventory pieces, including the stunning sofa from CB2 in the family room and the "La Traversee" credenza in the living room from CB2. The credenza is from their Black In Design Collective. This absolutely stunning piece is one of my new favorites. The story behind it is as striking as the piece itself. The console table by designer Jean-marc Bullet is a shining star in this project.

Special shout out to my very talented friend Adam who found that fantastic art in the living room that I put with the credenza. He posted about it when designing his mother's bathroom and was gracious enough to tell me where he found it! It was Home Goods, in case you’re curious. Love having friends with a great design eye that I can get inspiration from! Luckily I had already ordered it when the call came to do this job, and I had it for these great units.
I also got to try out Big Wall Decor in the office and love the concept. It's like Ruggable for art. You have a frame/base and can swap out the art cloth, depending on the room. It's super cool and much more practical for staging because I won't have to store tons of actual art pieces.

The top floor unit has great light and generous rooms so staging it was a breeze. The walk up, not so much, but we made it work. One of my favorite parts of the design actually came from west elm with another great piece designed by Mara Hoffman It really draws the eye to the fireplace and gives a ton of interest to the space.

This was a partial staging where I helped decide what of the seller's things stayed and went. Of course, I went overboard and ended up leaving only a few big pieces in the house, thus making more work for me. Oye.

Styled with a simple magnolia branch to give a nod to the owner's North Carolina roots, seated inside a ceramic vase from west elm designed by Mara Hoffman
I’m giddy over how it came out and how it looks in the space paired with the owner's antique Secretary desk/hutch.

Y’all know if you’ve followed me a while, I’m NOT afraid of pink. This Seller LOVES pink. Not just any pink though, fuchsia pink. I loved it, but to sell, we needed to neutralize it.

This one was a special challenge. It was HUGE, and due to the price point and target market of this home, my typical vibe wasn’t going to fit this colonial in AU Park. So, I did the unthinkable… I rented furniture. I didn’t want massive (generic) furniture in my inventory. I learned a few tricks from the furniture rental company I will use in the future, so that was a good learning experience. This one is a bit more… neutral than I typically go for. I think I still made it look stunning with fun art and accessories, just in a more muted palette. Don’t worry; the other one I’ll be posting this week is back with the funk and maybe the funkiest one yet, so stay tuned!

This beautiful little gem featured an amazing bay window that I got to play with. I styled an AWESOME table scape lifted straight from Magnolia Network designer Brian Patrick Flynn If you haven't seen his show, "Mind For Design" you should watch it for lots of design porn. I saw this idea in the opening credits and immediately went out and sourced the candlesticks I loved the idea so much. I've held onto them for a while and was looking for the perfect setting to use them. When I saw the way the light poured in from various angles onto this area, I knew it would look awesome here.
The agent made the decision with some help from me to replace these strange ceiling-mounted spotlights on either side of the bed with these adorable pendants and I think it became a showstopper paired with the bright and vivid pillows for a very happy bedroom. I collaborate often with agents and homeowners to help make decisions to help sell a home and make a beautifully designed space. How fun is this condo?! I had a great time using this interesting electric fireplace as inspiration for this... ethereal? muted? dare I say, Southwest-inspired palette and theme? I saw that wood cladding and instantly knew I wanted to go super organic with it. Lots of browns, greens, blues, and tans to make the bold designs already present more purposeful looking. This condo is very spacious and I hoped to highlight that with the staging.
I think it was a success and I even got to incorporate some amazing new accessories I got from West Elm, Alice Lane Home, and the most fun DC-based artist Naked Decor! Those adorable ceramic horseheads in the dining area are his work. He has lots of fun home decor items over at his shop so check him out and stay tuned as we continue to feature more items from him in future staging jobs.

This was a super quaint one bedroom I was asked to stage for sale. We started by painting the entire home in Benjamin Moore Paper White and the trim and ceilings, Benjamin Moore Super White. This, in addition to the existing exposed brick and lovely bamboo floors, gave us a fantastic canvas to add to with great furnishings to appeal to a chic, discerning buyer who wanted to live in the heart of a bustling city and get the home sold quickly.

This was a top to bottom staging project. The unit itself was fine, but I had a couple challenges to work with. I had to work within the previous aesthetic choices and this was 100% decorating. I wanted to highlight all the amazing nooks in the main space and was able to do so with lighting and made sure to keep the main space light and bright with fun colors and interesting design. The bedroom had a very specific pattern to the existing carpet that drove many of the design choices made in that room. In the end, it was a light bright home that showcased the amazing features of the great home.
An empty condo is an invitation to buyers to make low offers or no offers at all! Staging helps a buyer envision themselves in your space and is proven to sell homes faster, and for more money.

The light that poured into this townhouse-style condo was amazing. I wanted to capitalize on it and showcase that. The Sellers had painted a couple walls black which were a fun challenge to work with but we injected lots of color in the powder room and some moody blues and lots of whites and grays in the primary bedroom to make them not seem severe. This was the largest staging job we'd done to date and had a very tight turnaround coupled with lots of delayed deliveries. I am especially proud of how this one came out given the circumstance - gorgeous and on time!

Inspired by the mid-century origins of this iconic building, I utilized bright and happy colors as well as motifs reminiscent of the era to highlight the unique features of this property. It was a super fun mid-century modern building in Southwest DC, so we took that inspiration and ran with it in the decor. It came out BEAUTIFULLY. We utilized lots of color and fun DC details to make it fun and highlight the geometric shapes in the architecture of the building. A fresh coat of paint and this home was ready for a new buyer!
