I wish I could take credit for this nursery mural. Unfortunately, I cannot; the Seller already had it up. However, it did mean I had to work with it. This was nursery #2 of my career, and I had to work with this very opinionated but lovely mural and make it a sweet nursery. I think we hit the nail on the head.
What I really want to talk about, though, is this chair in the living room. I fell in love with it the minute I saw it. I had to have it. It's just so interesting and architectural. I knew whatever I put with it had to match its freak. When I saw this sofa from Four Hands, I knew they'd make a lovely pairing.
This home is so incredible that I knew the furniture had to be equally neat. I pulled out all the cool new stuff for this one. We created a funky, fun, lively home inside what used to be a nice, quiet library. I don't think anyone will get shushed here.

Well, what's the old saying about the best-laid plans? I had a sofa on the way, but it somehow missed the truck at the warehouse and wasn't delivered to the property when it was supposed to. So, super assistant Ivania and her magical minivan came to the rescue. We grabbed one of our sofas that can break into pieces from the warehouse, switched up some other staging plans later in the week, and solved the problem. I can't say I wasn't frazzled and didn't yell at customer service at said company - I feel badly for the poor agent that picked up the phone and had to tell me the sofa wasn't coming that day!
In the end, after some raised blood pressure and voices, the issue was resolved. I say staging is 80% logistics and 20% design. This was especially true this day. Nevertheless, after all that, we delivered on time, and this home was under contract in record time.

Someone asked me recently if they could buy everything in this unit because they were considering buying it. People often ask about specific items but occasionally say they want it all. It takes a long time to price every item I use in a project. Some are things I've had for a couple of years and can't recall what I paid, some I cannot replace, and some took 2-3 hours of someone on my team's time to build. These all have costs. So, since I did all that work, I figured I'd share with you so you can gain some insight into my world.
This one-bedroom, 500-square-foot apartment costs $6,120 to fully furnish and decorate. People don't often think it costs as much as it does, but when you don't do anything "on the cheap," there's a hefty price tag. I don't skimp. I want to make the listing look tremendous, but that costs money. So, if you ever wonder why staging costs what it does, you get what you pay for.

Listing this condo reminded me why I want to focus on staging and step back from real estate sales. I can't do both and do them well. While I love selling real estate, my passion is designing and staging homes. It is my happy place. Pricing a home, negotiating contracts, figuring out solutions to home inspection items, and all the other things that go into selling real estate don't churn my gears the same way as making it beautiful. I salute the agents who love the act of selling a home. I love the homes themselves.
That being said, I was a pretty good agent for the last decade, and I did it well — I have $150m plus in sales to prove it. This storied property was a laundry that saw the likes of George Washington’s bedspreads, JFK’s shirts, Napoleon’s tablecloth, and John Quincy Adams’s christening gown pass through its doors between 1912 and 1977. It became a private residence in the 1980s, and after a redesign by architect Robert Lewis, saw some EPIC parties (the basement reportedly housed a shower for 12, just sayin’....).
Currently owned by the co-founder of GoodWood, a treasured U Street design and vintage furniture retailer, this rare DC loft has never looked so enchanting. The seller asked that this stage be in keeping with the MCM vibes already in the home. She didn't have to tell me twice.
I brought my best: a Domino Mobler desk paired with an original Cesca chair, a Bent Silberg coffee table, and many other unique and cherished pieces to match the freak of one of DC’s most spectacular private spaces.
Many vintage pieces sourced for this project were in my inventory, mostly purchased from GoodWood and other great vintage stores around the DMV. Some are pieces I picked up from folks on FB Marketplace from sellers who sometimes didn't know the value of what they were selling, and I wasn't going to complain. The coffee table in this particular unit is suspected to be an original Adrian Pearsall, that I purchased for $500.
Pairing vintage with new furniture and new stuff that looks old is my favorite thing to do. I had a lot of fun with this one. It was an honor to be given carte blanche on an incredible home with so much history that has been tastefully updated along the way.

I got to use some great new pieces from my friends over at GoodWood, so still incorporating vintage... but using it in new, exciting ways, alongside some brand new inventory. It must've worked. Multiple offers and a whopping TWO DAYS on the market. This one I will take a bit more of the credit for as the buyer was West Coast based and only saw it in photos. The power of staging is especially prevalent here. Where photos literally sell the property.

Back to where it all started... an origin story.
Many of you already know, I used to be a realtor exclusively. I staged for my own clients but I didn't do it for other agents.
Then, my friend and fellow Realtor Lance Macon asked me to list one of his property management clients' condos for sale. He managed the building so the seller thought it was best he not also sell the condo. He asked me to do it and of course, as I always did, I staged it for the seller.
Lance walked in and said, "WHOA! Who staged this?" After I told him I had staged it, he asked me to do all his stagings for him. One thing led to another, and next thing you know, I am no longer selling real estate, but helping my friends and colleagues sell their listings with amazing staging.
It was the unit directly below this one, with the same layout and aesthetic that essentially started it all. It's even Lance's listing. The truly ironic part is, when Lance asked me to stage it... I was almost too busy to even do it! As he said, "I know, you've gotten so big!"
I'll always make time for those who trusted me from the very beginning though.

However, this home, hasn't seen it's glory days in a while. It was my job to spruce it up and make a buyer envision themselves here despite it needing some work. I think the buyers can see through the work that's needed and see the immense potential this condo offers.

The tiniest condo that almost killed me. This condo was one that I had plenty of time for. Agent gave me ample notice to plan, etc. I was staging 3-4 houses at the same time, so it was on my radar but didn't scare me enough to get my attention. It was also small, so I was ambivalent to it. I had my entire team that day, it was going to be in and out.
A confluence of events left me short handed and running behind to begin with. Then I had the brilliant idea to get several items from IKEA. You know, the same IKEA that destroys relationships and sends people into nervous breakdowns. I literally finished this as the photographer was walking in the next morning. I have never had that happen and I usually pad my schedule to make sure I deliver projects early. Yikes. Lesson learned... no IKEA that you have to build. That bedspread though... that's cute.

I went on a coffee table buying spree a while back and have been waiting to use all these cool pieces in just the right application. This is another marble one. The movers love it when I get marble anything... yes, I am being facetious. I think it goes perfectly in this home.
This was another fantastic collaboration with my friends Kat and Pfashema at K+P Group of RLAH. It is a 3 bedroom, 2.5 bath condo with TWO outdoor spaces.

This is your baby. Do whatever you want. These are the sweetest words any stager and designer can hear. The agent wanted this to not look like every other white box in this building. I'd say it does not.
We painted the public spaces Iron Ore by Sherwin WIlliams and added these amazing cement sconces in the kitchen to really sex up the living/dining/kitchen combo and then painted the bedrooms a calm Glacier Bay from SW, my new favorite white paint. Finally, I used the "it" color olive green in the bathrooms in the form of SW Messenger Bag. This place has major sex appeal.
I then punched it all up with all my funkiest furniture pieces from CB2 and Cura Home and great accessories and lots of cool new art from Jacob Lund and BIG Wall Decor. I was even able to use the new line of colorful decor from IKEA.

I loved it so much, I had to get it for myself. It's a gorgeous rug from Prabal Gurung and his collab with Rugs USA. I absolutely had to have it. It went beautifully with the green sofa, you know I love a green sofa, and the West Elm pillows.

The most pervasive residential architecture in DC is the Wardman-style homes, built all over the city in the early 1900s. They are great! I live in one. However, they are solid brick homes and when adding additions to the backs, often, you can't just rip the back off and add more space. It's pricey and logistically difficult. So often, we get these weird additions that have rooms off the house that are extra space, but not really integrated. This was the case with this house. With a room off the primary bedroom and the kitchen. It's my job to show you the potential of these otherwise wasted spaces. We added a kid's play area off the kitchen and a lovely sun-drenched office upstairs. Hopefully, the buyers can envision themselves using these spaces instead of scratching their heads and going "WTF do I do with this?"

Then, when I went back to do a walkthrough by myself, I looked at it again; the panel was in the bay window, in a tight, narrow space near the floor. Why'd I open my big mouth?
However, I started thinking... and that's always dangerous. What I came up with is pretty genius if I say so myself. The homeowners had great taste, especially for their Takoma Park location. I just had to pare it down, get rid of the extra, and then layer back in some decor. You move a few items around, and presto! It looks great in photos. I walked the home a couple weeks before and did what I call a "staging consult" and told the homeowners what to put in storage and what to move to what rooms.
